Home Information Pack (HIPs) duties have applied to all residential properties in England and Wales marketed since 14th December 2007.  

Properties marketed for sale in England and Wales need a Home Information Pack. The Pack includes an Energy Performance Certificate, containing advice on how to cut carbon emissions and fuel bills. Also included are documents such as a sale statement, searches and evidence of title.

If you're a buyer, you should ask for a Home Information Pack, which contains an Energy Performance Certificate  and a number of other compulsory documents.


If you're a seller, you need to make sure you have commissioned a HIPs Pack by the time that you market your property.
